Why the Hills are a shading problem of their own

The Durbanville Hills estates are built around a view. Homes step down the slopes of the Tygerberg Hills, and almost every one is designed to open a wall of glass onto the valley, the vineyards and the mountains beyond.

That outlook is the whole point of the house, and it is also the reason a standard set of blinds so often gets it wrong here. New builds on this slope carry far more glass than an ordinary suburb ever has to dress — floor-to-ceiling spans, corner glazing, sliding walls onto the stoep — and in South Africa that glazing almost always arrives bare, because window coverings are rarely part of a new-build handover. So the first real decision an owner makes is not a colour; it is which of those wide, view-framing panes needs what.

Three local forces decide the answer, and they act differently on each side of the house. First, the light: a northern sun that swings high in summer and low in winter, plus a hard, low western afternoon that comes in under any eave. Second, high summer UV — Cape Town’s ultraviolet runs into the extreme band for months, which is what fades fabric and loads heat through unshaded glass. Third, the season: wet, cool Cape winters that leave the shaded, less-ventilated rooms of a new build wanting a moisture-tolerant answer. This guide walks the house with all three in mind, elevation by elevation.

The light

A high summer sun, a low winter one, and a hard west afternoon

Durbanville sits at about 33.8° south. In the southern hemisphere the sun rises in the east, tracks across the northern sky, and sets in the west — so it is your north-facing windows that catch the sun through the year, and your west-facing glass that takes the low, hard late-afternoon light. At the December solstice the noon sun stands nearly overhead here, roughly 79° above the horizon, so a north window is easy to shade with the eave that is already above it. At the June solstice it drops to about 33° and rakes low across the northern sky all day, pushing deep into north-facing rooms — usually the welcome winter warmth you do not want to block.

The elevation that catches these homes out is the west. Through summer the late sun comes in low and level, under the eave, straight onto the glass, at the hottest part of the day. High summer UV does the rest: from roughly October to March Cape Town’s ultraviolet index sits very high to extreme, regularly in the 11–13 range and higher at the peak of summer. That is the load fading a sofa and heating a room through an unshaded pane. So on a west or north-west wall the job is rarely “make it dark” — it is “kill the glare and the heat while keeping the view the window was built for.”

The elevation most Hills homes turn toward. High and easy to shade in summer, but the low winter sun pushes right in, which is warmth you often want in July. A sunscreen keeps the light and the valley view while cutting glare and UV; a blockout is for the north bedrooms that need to stay dark past an early summer dawn.

West / North-west

The hard one

Low summer afternoon sun, under the eave, at the hottest hour. This is where stopping the heat outside the glass beats absorbing it inside, and where a serious sunscreen earns its place over a plain blockout on any window that has to keep its view.

East-facing

Bright early, calmer later

Morning glare on breakfast rooms and east bedrooms, then an easy afternoon. A sunscreen or a light-filtering cellular takes the edge off the early sun without darkening the room for the rest of the day.

South-facing & shaded rooms

Where the damp lives

Least direct sun, and in a wet Cape winter the rooms most likely to run cool and damp — especially in a tightly built new home. Here the conversation is less about glare and more about a moisture-tolerant product that won’t hold damp.

The view glass: a sunscreen roller, not a plain blockout

Most of the glass in a Hills home exists to see the valley, so an opaque blockout across the living-room windows solves glare by throwing away the reason the window is there. A sunscreen mesh cuts glare and UV and keeps the vineyards and mountains visible as a soft silhouette. Openness is the dial: a low-openness weave of roughly 3–5% is the usual view-preserving choice on these wide panes — lower openness blocks more heat and glare but shows a little less through the fabric.

The honest trade-off: a sunscreen is not a privacy blind after dark — once your lights are on and the valley is black, people outside can see in more than you’d like. That is exactly why the day/night double roller below exists.

West heat: stop it outside the glass

On a hot west or north-west elevation we’d usually intercept the sun before it reaches the pane — external venetians or a roller shutter on the outside of the glass, rather than an interior blockout roller. The reason is physics: an external screen stops the heat outside, while an interior blockout only blocks the light after the glass has already absorbed the heat and begun radiating it into the room. On the Hills’ big west panes that difference is felt by three in the afternoon, and external slats have the bonus of tilting to hold the view while they shade.

The honest trade-off the other way: external shading costs more than an interior blind, and anything fixed to the outside of the house is exactly what your estate’s architectural committee will want to sign off first. If budget or the guideline rules it out, a high-performance sunscreen roller inside is the next best thing, ideally with a blockout behind it for the evening.

Bedrooms: a blockout roller, or the day/night double for a view worth keeping

A north or west bedroom needs to stay dark past a bright summer dawn, and a blockout roller does that cleanly. But where the bedroom also owns a valley view you would rather not lose by day, a double day/night roller carries a sunscreen and a blockout on one bracket — sheer for the view in daylight, blockout down at night — without two separate blinds fighting over the same window.

The honest trade-off: the double roller is a slightly deeper headbox and a bit more cost than a single blind. If a room only ever needs one of the two, a single blockout roller is the tidier, cheaper spend.

To steer the light: aluminium venetians

Where you want to aim the light rather than simply block it — a kitchen, a study, a north bathroom — a slim aluminium venetian lets you tilt the glare off at any hour and shrugs off a damp winter far better than a raw-timber slat would. On the shaded, moisture-prone rooms of a new build, powder-coated aluminium is the sensible baseline; timber venetians look beautiful but belong in the dry, well-ventilated rooms, not a south-facing bathroom.

The honest trade-off: a venetian’s slats gather more dust than a flat roller and take a wipe now and then, and on a very wide window a single venetian gets heavy to lift — which is one of the moments motorisation starts to make sense.

Cool or heat-loaded rooms: cellular honeycomb as the buffer

A cellular honeycomb blind traps a layer of still air against the pane in its hexagonal cells, which slows the heat crossing the glass in both directions. On a west window it softens the afternoon heat load; on a cooler south or shaded room through a wet Cape winter it holds warmth in. It is the quiet all-rounder where a room’s real issue is temperature more than glare — and a well-insulated new build feels the difference.

The honest trade-off: a cellular is a light-manager and an insulator, not a heat-blocker for a scorching, unshaded west pane — for that, send the heat outside the glass (see the west recommendation above). Right room, wrong hero if you point it at raw afternoon sun on its own.

The stoep in the afternoon breeze: zip screens and a wind-sensed awning

Out on the terrace the afternoon south-easter, not the sun, often sets the spec. The Cape Doctor funnels up the valley on summer afternoons as a cooling breeze — gentler here than down on the coast, but enough to move an open awning about. A zip screen runs its fabric in fixed side channels so it holds taut instead of flapping, turning an exposed stoep into a usable outdoor room; a folding-arm awning gives softer overhead shade for the calmer days.

The honest trade-off: an awning caught fully open in a gusty afternoon can be damaged, so on an exposed terrace a wind sensor that retracts it automatically is worth having rather than trusting yourself to remember. A zip screen takes more wind but is a more fixed, framed look on the elevation — which some estate facades welcome and some don’t.

Wide glass walls: motorise them, and let a sensor drive

The newer Hills builds run to sliding walls and double-volume glazing where a hand-chain four metres down the glass ruins the exact view the architect drew. Motorisation is often the only practical answer at that scale — one button for a whole wall, and battery motors that retrofit without chasing cables into finished plaster. Add a sun sensor and a west wall shades itself as the afternoon turns; add a wind sensor and an exterior awning retracts before the breeze does it for you.

The honest trade-off: motors and sensors cost more and the power routing has to be planned — on a standard-height, easy-reach window a neat manual roller does the same job for less. Motorisation earns its keep on the big, high and hard-to-reach glass, not on every window.

A note on roller shutters: the roller shutters we fit are shading products — rigid aluminium slats that roll down on the outside of the glass to stop sun, heat and glare before they reach the pane. They are not security-rated shutters; that is a different product, which we can quote on request. Never treat a shading shutter as a way to secure a home.

The estate reality

Architectural committees, and specifying before the ceiling closes

The Hills’ newer pockets are largely gated lifestyle estates — Clara Anna Fontein, Graanendal, Welgevonden and their neighbours — and almost all of them run an architectural or aesthetics committee that signs off exterior finishes to keep the streetscape in visual harmony. In practice that means anything visible from outside the house is the part to plan first: an external venetian, a roller shutter, a zip screen or an awning is exactly what a committee will want to approve on colour and fixing before it goes up. We confirm your estate’s guideline before quoting any exterior product, and we’re happy to deal directly with a managing agent or the trustees so there are no surprises later.

If you are still at the building stage, the second thing worth settling early is anything recessed. A concealed roller that drops from a slim ceiling slot, or a motor cable that has to reach a wide picture window, wants planning before the bulkhead is closed and the ceiling is skimmed. It is a five-minute conversation with your builder now, or a much more awkward one after the plaster is on — so if your home is under construction, that is the moment a measure earns its keep.

This guide gets you most of the way to the right product for each elevation. The last stretch only an in-home measure resolves — and on a new build up on the slope it is the stretch that decides whether a blind sits right for years or fights the window from day one:

  • Exact reveal depth on each opening — whether a blind sits inside the frame or has to face-fix above it, which matters most on the frameless corners and sliding walls typical of the newer builds here.
  • The fixing substrate behind the plaster — brick, concrete, steel or a bulkhead — which decides the bracket, and whether a heavy motorised unit on a wide glass wall can hang safely.
  • The true orientation and eave of each window on the day — a plan says “north”, but the actual sun angle, the depth of the overhang and the shade thrown by a neighbouring wall change what a room really needs.
  • How exposed each stoep and upper window actually is to the afternoon breeze — the difference between a folding-arm awning and a taut zip screen, and whether a wind sensor is essential rather than a nice-to-have on your particular terrace.
  • Motor power routing on concealed, double-volume and linked installations — where the cable runs, whether it’s a battery or wired motor, and what has to happen before a ceiling or bulkhead is closed on a home still under construction.
